The Power of Persistence

Tuesday, June 5th, 2007

I went recently to see the movie ‘The Pursuit of Happiness’; if you haven’t seen it, please go, it is great. It could be the story of so many of us and it is about some of the most important qualities we need in order to succeed and be happy.

It begins with a dream…well it is a dream we all have…to be happy…a good life…but for some people, maybe someone you know, maybe you, it seems that things do not really work out, and difficulties keep coming up.
Maybe you have experienced a difficult beginning in life, and you feel this is still preventing you from being the best you can be, and you feel disadvantaged, scarred. Or maybe you have experienced in the course of your life pain, redundancy, loss, separation, or else, and you feel that your energy is depleted.

And what happens to many of us after a while that we keep ’struggling’, the mind might begin to become negative and there might be the temptation to give in to difficulties. And maybe we start looking at other people, at people who are happier or more successful than us and we feel envious, but this does not help.

What helps instead is looking for successful people who have beaten the odds, who have overcome maybe the same past, maybe the same problems, and achieved what you want to achieve, and learn from them, because if you apply to your life, remaining true to yourself, what they have done, you will get where they are and have what they have, happiness and success. It is simply a question of learning their strategies.

And one of the qualities you will see in all of these people, and you will see also in the movie, is the tenacity, the determination, the persistence to never ever give up, no matter what, and to keep following your dreams.

So, once you know your dreams, once you know what you really want, just go for it, and never ever give it up. Be prepared to put in a lot of effort, because that is the price you need to pay at the beginning for having it all. And once you have made a start everything will become much easier.

Another very important thing you need to do is have faith.

There is such an extraordinary power within you that wants the very best for you; that wants you to be well and be happy; that wants you to have in your life all the love you desire and deserve; that wants you to be successful; that wants you to create and live the life of your dreams.

And once you know what this power is, you will be able to heal yourself, to create, attract and manifest in your life anything that you truly want. But you need to know how to use it properly, because otherwise it simply creates what you do not want.

And then you will see that actually what you thought of as disadvantages, the difficulties in your life, have become your advantage, because they have enabled you to be the best you can be; they have enabled you to achieve what some people only dream of.

But in order to get there, you need never ever to give up. You need to keep going even when the going gets tough, because you are made of strong stuff.

I know you are certainly not a quitter, you are a winner, and I have the certainty you will be able to create and achieve whatever it is that you truly want. It is just a question of learning how the Laws of the Universe really work and you are already there.

And you are going to make of your life a true masterpiece that reflects who you really are.

Using An Insurance Broker, Now That Is Using Your Best Option!

Tuesday, April 3rd, 2007

When you think of the number of types of insurance cover you need, talking to an insurance broker seems like a good solution to finding the best coverage for you.

Purchasing your insurance through an insurance broker is such a good idea as you will have someone else doing all the necessary searching to get you the right insurance and at the right price.

Not only that but, an insurance broker understands the insurance ins and outs, talks the insurance language, understands what the terms and conditions mean so he can explain them to you in layman’s terms.

When choosing an insurance broker, there are a few things you will need to check. Firstly that the insurance broker is registered. Then the next important question is, if they are connected in any way with an insurance company. An insurance broker should be an independent operator so they do not represent any company in particular. You need to be confident that you are getting the best for you and your insurance needs.

Insurance brokers normally handle the general type of insurance like, car, home, contents, health, etc. They normally do not go into the life insurance area as this type of policy is mainly handled by financial advisors. Always ask if you want them to look into the life insurance policies for you as they could be a financial advisor as well as an insurance broker.

The insurance broker will work to get the best results for you so they will want to know your insurance needs, what type of insurance cover you are looking for and what areas.

You may only want the best home insurance cover at this time and this would be a good place to start, with one policy rather than arranging for all your policies to be sources by an insurance broker. If you are happy with their results then you can arrange for them to look after all your insurance needs.

An insurance broker will

· Ask you about your insurance needs
· Tell you the range of policies they can find for you
· Explain any professional advice they can give you.
· Use their expertise and buying power to get you the best deal
· Make sure you understand what is covered and not covered by your policy
· Let you know the cost of your policy and any fees and charge from them
· Will help you with the policy paperwork and documents
· Explain what support they give you after you have received your policy
· Let you know your rights if you are not satisfied with your policy
· Make sure you understand what are your rights if you change your mind and wish to cancel your policy.

When you enlist an insurance broker to take care of your insurance needs, all of the above will ensure you will get the best coverage for the best possible cost. And another best is, you will not have to remember what policy is due and when, a good insurance broker will contact you in plenty of time for your renewals.

Now that is using your best options.

No Marketing Budget? No Problem! 9 Free and Cheap Marketing Ideas You Can Use Today

Saturday, March 3rd, 2007

Forget “bang for your buck.” You can market yourself and your services for free with these easy self-promotion tips:

1. Create a signature line and append it to all outgoing e-mail messages. Include your name, the name of your business or something to identify your services, your website address, and contact information. Make it very easy for potential clients to contact you and pass your name along to others.

2. Participate actively in free e-mail discussion lists and online forums related to your target market or area of expertise. Asking questions makes you approachable, answering them gives you credibility, and reading others’ comments is like a dozen free marketing and business courses rolled into one. Include your signature in every post.

3. Submit your website to the major search engines and indexes: Google, MSN, Yahoo!, Open Directory, Looksmart, and others. It’s not particularly difficult to do it manually, but you may benefit from checking out a service like the one offered by Robert Woodhead at SelfPromotion.com. He provides straightforward search engine optimization (SEO) info and explains the entire submission process. The articles and advice on the site are fantastic, and a free account there is, well, free!

4. Start a blog or free, subscription-based e-mail newsletter to build recognition, credibility, and relationships, and to drive traffic to your website.

5. Write letters to the editor and op-ed columns about subjects that may interest your potential clients or that establish you as an expert. Be sure to include your URL or professional e-mail address in the author bio blurb.

6. Sell or volunteer articles for newsletters and websites read by potential clients. Include a bio that identifies your business and expertise and include your e-mail address and/or URL.

7. Write a few short “evergreen” articles and submit them to content distributors like EzineArticles.com. You may pick up a few dollars along the way, and you’ll increase your visibility as your articles are reprinted by various publications.

8. Take advantage of www.PRWeb.com’s free press release distribution services to get your name out there and keep your business in front of your audience.

9. Visit Craigslist.org and post a short, well-written ad in the Services section for your city or region. Include a link to your website, and use your real e-mail address (not one of those anonymized ones).

Marketing doesn’t have to be expensive. Bite the bullet and shell out a few bucks for your website and a new batch of business cards every now and then — but otherwise, save your money for things that aren’t so easy to get for free.

Seeing Is Believing If You Want To Burn Fat - Or Is It?

Wednesday, January 24th, 2007

As with a good majority of the things we do in life, we rely heavily on our vision or eyesight as the determining factor in whether or not we believe something. And this is unfortunatley the case in trying to burn fat as well. What’s the old cliché? A picture is worth a thousand words, right? Well, when we lock our eyes onto that photo of that buff guy or buxom bombshell on the cover of the latest fitness or weight loss product, something happens. We get excited. We may even get very excited!

Unfortunately, this is something that many in the fitness industry are preying on. They know this and use it to their huge advantage. The process is simple: put a great looking and in-shape guy or girl on a product and it will sell. They don’t even have to tell you you’ll look like that person - they already know your subconscious will assume it will happen. When you’re desperate to burn fat, this is an easy game for the fitness industry to play.

And of course a few weeks later if it doesn’t, you may start to lose hope and realize that it’s going to be tough to keep up with the unrealistic and overly strict guidelines. You’ve got a life, right? Sure, you want to burn fat, but you’ve got a job, maybe a family, and other interests in life. Don’t get me wrong, I love a great fat burning workout, but I know you don’t want to spend every waking hour for the rest of your life working out!

All of this happened to me several times over as a young man. I wasn’t happy with my weight, wanted to burn fat, and was in search of the most efficient way to get lean, strong, and healthy, but while not spending too much time in the gym, or having to follow crazy diet plans for long periods of time. After more than a decade of experimenting on myself, friends, relatives, and perfect strangers, I assembled some of the secrets that I found to work best at burning fat and in the shortest amount of time, on myself and the others that I worked with. Now, what led me to do this was an incredible amount of frustration that I know thousands of others are going through right now. Why? To answer that, I want you to understand the psychological aspects of what we are up against in the world of health and fitness.

What do you call doing the same thing over and over and expecting a different result? OK, I’ll answer this one…Insanity! In some ways, the fitness industry is making you insane in your quest to burn fat and get a lean, strong, and healthy body. Their promises are too good to be true and often they can’t typically deliver on them. They are over-promising and under-delivering in many cases.

It’s a big psychological game that the fitness industry is playing with us, and it dates back to our childhood. When we were kids, we were all taught in school that we could do anything we wanted to do when we grew up. Your parents might have even told you that you can achieve anything you want if you believe in it strongly enough. I know mine did. While this can provide great inspiration in life’s pursuits, it can also be used against you by others, and without you knowing. You are largely a product of your genetic makeup. Just as Mini-Me from the Austin Powers movies could never play in the NBA, a guy like Woody Allen could never win a heavyweight bodybuilding competition.

The reality is that these two guys can burn fat and get in the best shape of their life, but our genes are responsible for much of what we end up looking like when in that best shape. But this isn’t what the fitness industry will typically tell you - they want you thinking that anyone can look like a genetic freak of nature…if you just follow their programs, that is. Please know that I am not saying you are doomed by your genes…everyone can make amazing improvements in their physiques with proper exercise and nutrition habits. It’s when we start comparing ourselves to the guys or gals in the magazines that we get into trouble, and get lost in that vicious cycle of hype and sensationalism all too prevalent in fitness and fat burning today.

As I mentioned before, you’ve got a life. You’re a busy person. We all are. We live in a fast-paced society, the information age, where we have so many tasks to complete and so little time to complete them. I don’t know about you, but I find myself trying to cram everything I do into those few hours between waking up and going to sleep. It’s not easy. Then comes along the fitness gurus telling you that to burn fat and get in great shape you’ve got to workout everyday or close to it. You’ve got to do aerobics or cardiovascular exercise to burn fat, several times a week. You’ve got to weight train several other days each week, so that you are literally working out 5-6 days each week, every week. If you want it, you’ve got to do it, they say.

I’m here to tell you that nothing could be further from the truth! Many of these programs will also tell you that you’ve got to follow some crazy diet to burn fat. This might include cutting all or most of your carbs, ingesting loads of supplements or other magic weight loss potions. On top of that, when their programs don’t deliver, they’ll tell you that everyone is different and that you’ve got to find what works right for you. Wait a minute…weren’t they just telling you that their program promises the body on the cover?

What they are doing is keeping you in that fitness insanity that I mentioned earlier. They keep you doing the same thing (trying then next hot product or workout and diet regimen) and promising the same great fat burning results. If it doesn’t work, they recommend the next great thing. And too many people go on to that next miracle product or promise and the fitness industry uses this to their advantage!

Unfortunately the fitness industry, in many ways, has become a cycle of hype and sensationalism. Sure, there are some good-hearted trainers and professionals out there, but even some of them are being controlled by the fitness center owners, magazine publishers, and supplement companies. That’s where the money is! Even if they are trying to help you, they can become unwitting victims to the machine.

They advertise their products, programs, and diets by using the cream of the crop in the genetic gene pool. Hey, if it worked for that guy or gal with the amazing physique, it will work for me. I fell for it, too, many times, until I did some serious research and experimentation as I mentioned before. Then one day I finally woke up and discovered for myself the secrets that few people are aware of. Secrets that will never dominate the fitness industry’s general recommendations because they are unpopular with the people that control the industry. Why?

Because these principles won’t sell loads of crazy exercise gimmicks, gadgets, or magic potions. My Fat Burning Furnace students are schooled in the proper application of brief, progressive, and intense resistance training, eating a diet full of nutrient rich foods, drinking tons of water, and getting plenty of quality sleep and rest.

But our subconscious mind is powerful, and you have to watch out…even today, I can get sucked in to a compelling late night TV ad, even though I know better. So you’ve got to stay on guard. If people would pay more attention to proven principles like those I teach my students, and spend less time with the latest “butt buster” or “fat stripper” on the market, we’d all be healthier, leaner, stronger, and happier for it. And we’d also be burning a heck of a lot more fat in the process.

Protect Your Hair From Styling Damage

Wednesday, January 24th, 2007

Every time that you style your hair you damage it. Even brushing damages your hair. To protect your hair from styling damage you need to start by fortifying your hair with the right shampoo and conditioners. High quality salons offer a great line of shampoos and conditioners that you can use to improve the strength and condition of your hair. You can also take a multi-vitamin that is designed to provide your body with the nutrition that it needs to grow strong healthy hair.

The next step for protecting your hair from styling damage is to use styling tools that are correct for your hair type and that are also in good shape. To protect your hair from excessive heat, stretching and pulling damage you need to make sure that you use quality styling products. Spending a little more on your curling irons, straightening irons and diffusers will help you create great looking styles without hurting your hair. Next you will want to inspect your styling tools regularly for damage. Missing teeth, scratched plates and frayed wires not only put your hair in jeopardy but it also could start a fire or shock you.

Finally you will want to use salon products that are designed for specific hair problems. If you live in an area that has a lot of sun then you will want to use a spray on conditioner with SPF in it. This will protect your hair from sun damage. If you color treat your hair you will want to use special products that are designed to protect your hair from over-processing and that will help your hair retain its color. If you have curly hair then you will want to use curl enhancers, controllers and anti-frizz products. These will help keep your curls defined and manageable. By using the right treatments for your hair you will be able to reduce damage caused by over-styling with electrical styling tools.

Next Auction Could Send Uranium Higher

Wednesday, January 3rd, 2007

No transactions were reported for the week ending February 9, according to Nuclear Market Review (NMR). As a result, the TradeTech spot uranium price indicator remained unchanged at US$75/pound. “Market participants are focused on the upcoming auction by a U.S. uranium producer,” wrote NMR editor Treva Klingbiel. She explained approximately 100 thousand pounds of U3O8 could be offered for sale by the end of February.

During this past week, several buyers submitted bids for 208 thousand pounds of U3O8 to a single seller. The U3O8, contained in an enriched uranium product, had been previously offered to the market. According to NMR, the seller “is now evaluating” those bids.

“There is going to be upward pressure on prices,” TradeTech chief executive Gene Clark told StockInterview. While uranium buyers want to lock in fixed price contracts, sellers want to be paid the going rate at the ‘time of delivery.’ Because sellers expect rising prices in the months ahead, “a significant gap exists” between them,” Clark told us.

Despite a quiet week absent any transactions or new demand, the existing demand remained firm. Klingbiel wrote, “15 utilities (are) currently evaluating offers or seeking to purchase almost 54 million pounds” in the long-term uranium market. Nine buyers continue to collectively seek 4.5 million pounds U3O8 equivalent. But Klingbiel also cautioned, “Approximately one-half of this demand is discretionary.”

While no transactions were reported in the conversion or enrichment markets, utilities are evaluating offers and sellers are evaluating bids in both markets. For example, one U.S. utility continues to evaluate offers received in January for delivery of almost 3 million SWU; another is evaluating December offers for 1 million SWU. Long-term SWU remains at US$137.

Year-to-date (YTD) transaction volume is seasonally slow, but more quiet than usual. Over the past twelve years, YTD transaction volumes were higher, by early February, than in any other year except 1997.

TradeTech, through its predecessor NUEXCO, was the first organization to publish uranium prices, beginning in August 1968. After publishing the spot and long-term uranium price in Nuclear Market Review, TradeTech reports the weekly spot uranium indicator on the consulting service’s website.

Timing is everything for many of the junior uranium companies, and the timing of the next spot uranium auction may not get better than this. Many juniors hope to showcase their company’s developments and future plans at the annual PDAC Convention, often issuing their strongest news before the event commences.

This is the Diamond Anniversary event, being held in Toronto and starting March 4th. For 75 years, prospectors and developers have met to exchange stories, gossip and plans for the coming year. Teck Cominco (NYSE: TCK) is the diamond sponsor. Often, many of the juniors strongly rally into the first few days of the conference.

Traveling With Your Dog

Saturday, April 1st, 2006

Many people like to take their animals with them as they travel, and traveling with your dog can be a lot of fun. However, there are dangers to consider including loosing your pet, dehydration, nausea, and the pet ruining the trip due to its anxious behavior. Before you plan a trip with your pet make sure: the pet will have a safe place to stay once you reach your destination, you’ll be able to keep some sense of routine with your pet, and that the place you are visiting, whether it’s a hotel, friend or relative welcomes your pet. Don’t assume your friends love your pooch as much as you do. Also, even if you’ve stayed at the same hotel countless times, confirm each time you travel that they still accept pets. Finally, if you’re staying with friends or relatives, make sure they have no pets or that their pet is very friendly with all animals in their home. Many friendly dogs and cats become very aggressive when another animal is placed in their home. There is nothing worse than being on the road with your companion animal—only to find out you need to board your pet at an unfamiliar kennel, or worse yet, ending you vacation to accommodate your pet’s needs.

Provided that all the above conditions are met, there are some things you can do to insure the comfort and safety of your animal(s). Prior to your trip, make car rides a pleasant experience. If you’re traveling with an animal that does well on a leash, such as a dog, take short trips with your dog and make them fun and joyful. Plan your short trips at times when your pet may be a little hungry. A full stomach and a nervous dog may create a messy, stinky car. Put your dog on a leash and coax them into the car. Give the dog a treat for getting in the car, ride a few blocks then come home, give the dog another treat at the end of the ride or maybe play with him or her once your home. In no time you’ll find your dog loves the car, and you’ll want to increase the length of your short trips.

If your dog is very frightened and difficult to put in the car, give them a full meal, a little pet rescue remedy then pick them up and sit with them in the car. Do this once or twice a day for several days. Do not start your car, or ride around the block until you pet hops in and out of the car easily. Once your pet is comfortable getting in and out of the car, begin taking short pleasure trips.

As you pack for your trip, pack pet food, water, toy (s), bed and a crate. (Bring a crate even if you have no intention of using it). As much as possible, keep food and routines consistent with those used at home. Anytime you change pet food, your dog may experience diarrhea, constipation, nausea or allergic reactions. Water from home encourages your dog to drink—avoiding dehydration. Dogs are highly sensitive to smells and may not want to drink tap water if it has a different chemical content and smell. A crate is good to have with you in the event your car breaks down or the home your visiting has an aggressive animal and didn’t let you know, or if your dog is used to sleeping in a crate/bed at night. Also, pack your most recent pet record or health certificate, and make sure your pet’s collar has your name and phone number on it.

The day of your trip make sure the dog’s collar is snug-but not too tight. Even if your dog is trained off-leash, make sure your dog is leashed or inside at all times during your trip. Before you open a car door at the rest stop or restaurant, make sure your pet is leashed and you have hold of the leash. If you roll down your windows the opening should be smaller than the size of your pets head. There’s nothing worse than losing your pet when traveling. Stop every 1&1/2 to 2 hours and take a short walk with your dog at the rest areas. Offer your dog small amounts of food throughout the day and provide water at every stop. If it’s hot outside and you stop to eat or take a break, park under shade and crack the windows about 1-2 inches. This allows your car to cross ventilate. If it’s very hot, do not leave your pet in the car unattended for more than 3 minutes. Car interiors are dangerous to pets in the summer heat. If it’s 90 degrees outside, your car can quickly exceed 110 degrees. If it’s winter and very cold, make sure the dog is parked in the sun and that they have bedding or a coat to stay warm. Never force your pet to eat or drink on the day you are traveling.

Once you arrive at your destination, set up a pet feeding and sleeping area and reestablish as many routines from home as possible. And lastly, have a great time with your animal companion.

Female Orgasm - How to Make a Woman Orgasm in 6 Simple Steps

Monday, March 6th, 2006

Female orgasm all men want to give their partner one but not all men achieve it.

If you follow the simple tips below you will achieve not only more pleasure for you but make your partner have a memorable orgasm to.

Let’s look at the female orgasm and the 6 simple tips to make it happen.

1. Relax and Enjoy

Most women view sex as both an emotional and physical experience and are generally not as easily aroused as men.

It is important that they don’t feel like sex objects for male gratification, so take time to be considerate and let your partner know you really care.

Female orgasm comes from the mind as much as the body.

2. Foreplay

To relax your partner you need to have plenty of foreplay. Keep in mind there are many erogenous zones apart from the obvious ones.

To give a couple of examples 80% of women don’t believe that their partners kiss them enough, so do it. Another great erogenous zone is the neck; kissing or nibbling it will drive your partner wild with desire.

The buttocks what women doesn’t feel self conscious about her behind? Show her you appreciate it, stroke it and kiss it and remember – All these gestures add up.

There are many more erogenous zones and we have written on 12 others in previous articles that most men don’t think about so discover them.

3. Oral Sex

Women simply loVe oral sex and can orgasm from it easier sometimes than sexual intercourse, so perfect your art. Oral sex does not just mean a quick lick – it’s a specific technique.

Plenty of oral sex (10 – 15 minutes) will get your partner in the mood and relax her.

4. Go slowly

Many women claim their men come too quickly. If that’s you then you need to slow down or vary the pace.

Sex is not simply about orgasm for you, the build up is pleasurable and it will come eventually, so take your time to give your partner a chance to come to - Don’t leave her frustrated.

5. Correct Breathing

Breathe deeply and slowly this will help you prolong sex and you can also synchronise your breathing with your partners, which will be highly erotic for both of you and give the feeling of becoming “one” in sexual union together.

If you haven’t tried it do so it’s very erotic.

6. Forget complicated positions!

Your main aim is to target the g spot to give a pleasurable female orgasm, there are really 3 positions that work well for this and there mentioned in writings thousands of years ago and they still work.

We have discussed these fully before so check these positions out.

Don’t use such complicated positions all you do is concentrate on holding the position or one you have seen in a porn movie hitting the g spot is much easier than that.

6. Visualization

Lose yourself in the act and use visualization.

Imagine a warm glow, in the pelvic region going out to the extremities of the body.

Doing this concentrates your mind on one thing and one thing only - What you are doing and everything else doesn’t matter.

Visualization is used to achieve many things in life and can be used as a powerful tool in helping you help your partner achieve orgasm.

Try the above tips and you will make your partner feel relaxed, excited, wanted and loved and you will both enjoy more satisfying sex.

An American Bespoke Supercar-The Panoz Esperante GT

Wednesday, December 21st, 2005

Here’s one of the modern breed of American fast cars - the Panoz Esperante GT, which combines the traditional V-8 with some modern technology. And the engine is not

bad either.

The Panoz has an interesting construction. It consists of the center section of a Ford Mustang underbody and aluminum extrusions. This is fairly light and rigid, and less expensive to produce than carbon fiber.

With its modern/trad lines, the Esperante is a great-looking two seater convertible. There are two roadsters, the Esperante and Esperante GT, which is lighter. There is also the supercharged GT-LM coupe or convertible, which has improved aerodynamics. All the cars share the same basic lines and layout, with a ‘coke bottle’ side line, and with fenders that project forward of the main grille. The headlamps fit flush with the fenders.

Power comes for various versions of Ford 4.6 liter V-8, 32-valve engine. In the Esperante and GT this engine develops a healthy 305 bhp at 5,800 rpm, with maximum torque of 320 lb ft (434 Nm) at 4,200 rpm. This is actually about the same as you get in the current Mustang, so for the GT-LM more power is added with the aid of a supercharger. This pushes the power up to 420 bhp at 6,000 rpm and torque to 390 lb ft (530 Nm) at 3,500 rpm, which give the GT-LM the grunt to hold its own with the Corvette and other supercars. Surprisingly, this version uses the cast iron block to give more durability.

Six-speed manual on GT-LM only

You get a five-speed manual box as standard with a four-speed automatic as an option, but the GT-LM gets a six-speed box, which is almost obligatory with that sort of performance.

At the front and rear are sub-frames to carry the suspension and the axle gears. Tubular double wishbone suspension is used front and rear, the geometry being modelled on that of racing cars. However, the GT-LM is closer still to race car suspension of the works cars. Gas-filled dampers and coil springs are used, while there is a tubular anti-roll bar at the front only.

Despite the twin front airbags, ABS, traction control and a limited slip diff, none of the Esperantes is overweight, with the GT weighing in at 3,197 lb (1,450 kg) and the GT-LM weighing 3,384 lb (1,536 kg), which competes with the Corvette at 3,245 lb, and the new Jaguar XK at 3,513 lb.

The Panoz Esperantes are good-looking supercars at reasonable prices and with plenty of performance. Of course, the supercharged engine in the GT-LM has plenty of scope for more power if that’s what you want - 500 bhp is definitely available.

Vacation Property Letting Via The Web - Is It Worth It?

Monday, November 7th, 2005

Regardless of whether you own 1 or 100 properties you let out for vacations and holidays the key to your success is getting rentals in. Typically many property owners use letting agents, whilst others adopt a more DIY approach using in the main the WWW, but which method is best and why?

Before you decide on a route to let your properties begin by classifying it on the following rules;

A) location - is there a lot of competition from other agents and property owners which may make your task harder - price and quality of property inc those vital “extras” such as pool, closeness to the sea and beach are all important in the eyes of the tourist seeking rental accommodation.

B) price - are you charging too much, or even too little? Ask high and the amount of rentals you get can be reduced, too little and you may be fully booked but the real profit may be much reduced as “wear and tear” and servicing costs can erode real-time profits.

C) condition - discerning tourists demand only the best, so avoid skimping on quality - a great let will increase the chance of a returning tourist and referrals to friends and relatives. Each let has the potential to introduce repeat business or new renters.

D) registered or accredited tourist awards? Does the property have any form of rating of quality? - if not get one and try and improve on the standard, this will improve rents and demand more income.

Self let or Agent?

Agents usually offer an established client base and mailing lists, perhaps an annual directory of properties which can include yours - but in the end they cannot and will not GUARANTEE any level of lettings or indeed ANY lets at all - results are based on “probability” if you have a good property in a desirable area in good condition at the right price it OUGHT to let - but may not, or enough to satisfy your needs.

Agents costs can be high 20-30% is typical of rental income, which is bit cut, but it does free you from the chore of doing your own marketing, BUT does your own marketing have to cost that much? We doubt it.

Getting your own lettings for sure is cheaper but can it be as successful as agent lets, or more so?

Without the internet self lets are pretty well impossible, and the growth of online property web sites for both sales, and rentals (permanent homes as well as vacation and holiday lets) has made DIY rentals a practical and economic proposition.

A) massive coverage - anyone who has internet connection can find your web page, view details inc photos

B) Fast, once the details are added it’s live, and you can change things as needed.

C) Low cost - many think free but it’s often worth investing in listing charges in the more popular sites which already has good audiences and an existing property base - free sites often have few properties off which can be a turn off for tourists.

D) You keep all the rental income less the cost of a simple web site and some listing fees on the better sites.

E) Response is fast - online booking forms and email can get results fast, but make sure you respond fast too - leave an enquiry a few hours or ignore it completely and the deal (and income) is probably lost.

Tips for DIY

A) Have an online availability calendar - potential renters NEED to know when your property is free, scripts such as Availcheck can give full control.

B) Have your own web site or web page separate from listings on travel and letting web sites

C) Use a web counter such as the free Site Meter to check response especially sources of site visitors, which can help plan your ongoing campaign.

D) Use top class PHOTOS - of outside and inside the property - leave off people from the pics and make sure lighting is top class - a horrible snap can send a tourist cold, despite a well located property at a decent price.

E) Write good “mouth watering descriptions” of the property and its location. Even add links to local attractions, make it EASY for the potential renter to WANT your property. Too many vacation property renters write 1 line and add 1 photo asking 1000 USD a week - what chance of a flood of bookings?

In the end you can edge your bets and use an agent AND get lettings yourself - BUT if you do make sure the agent “allows” you to market (your own property) alongside his contract - and you update the agent when you get a letting - nothing worse than letting the property TWICE for the same period.
