Budget Mansions: Middle Class Expansion

A growing trend in construction is relatively inexpensive housing with a rich feel. That’s what is known as a budget mansion or a McMansion as others have called it. Far from mansions by any account, these houses have the look and feel of a mini-castle or a mini- palace.

When a middle class couple comes to me with ideas that they want their house to follow this trend, I have to think of ways to incorporate certain characteristics into a house without blowing a budget off the map. They want expansive rooms. They want high ceilings, huge daughter. And they want all the luxurious things they can have with their money.

A home like that isn’t hard to construct. It’s just a bit of a challenge finding items these days that add elaborate and affluent to the downsized mansion budget. Chandeliers that have the look of diamonds and brass. Solid wood that says rare import from a far away island. Fireplaces that are prestigious and authoritative. Huge windows, large decks, second story personal patios and beautifully landscaped driveways. All of these things to make the lot at the end of Burrow Street look like it came right out of a British magazine.

I’m going to actually enjoy writing the next few articles because there is so much under this topic that I could write several books. So, each article is going to have a little more about what you can do to make your home look like a mansion on a rather small budget. Today’s topic is making rooms look large.

Expansive rooms are easy enough to plan, but what if the size of the house can’t provide for that large of a room? You have to make the room look large without actually having the space. The technique includes some easy to follow tricks that don’t cost much at all.

First of all, it is a psychological mystery how light colors create the illusion that there is more space in a room. But, you have to learn the mystery of dark and shadow first. Darker colors give the impression of space. So, how you use that in a light room is to trim the room in lighter shades than the colors of your walls. Therefore, if you paint your walls in a light blue or even off-white, trim the room in an even lighter blue or in white. The trim makes the walls seem darker and you’ve created that impression that the walls are further away.

Walking into a room full of mirrors will also give the impression that the room is larger than it is. I once walked into a store in Western Pennsylvania that had mirrors covering the back wall. It gave the impression that the store was twice as huge as it actually was. I was impressed and I’ve used that technique in many of the projects I’ve been hired to complete.

There are so many ways to make a room feel larger than what it is. We’ll continue to explore this and other things about the McMansion trend. But, this is a good start. Paint your walls a light color, trim them off in a lighter color and adorn the room in mirrors that fix fast to the wall. By the time you have that finished, I’ll have more ideas for you.

Beware of Unsupported Needs

Find a need and fill it. That’s been the mainstay of small businesses and start-ups – the inspiration of entrepreneurs – for decades. It may be time to re-think that process because to become a truly successful company of any size demands more than simply identifying a need and filling it – much more.

A “need,” is somewhat like “beauty.” At times the “need” may exist more in the eye of the beholder than in the minds of those said to need it. There are countless real-life examples to choose from.

Our nation’s “Big 3 Auto Makers“ – no longer as big as they once were, and who’ve focused their resources to building SUVs – often see needs that don’t exist. Ask any auto dealer stuck with new cars and trucks in some corner of his back lot because Detroit built them without including the options real buyers want.

Or the $80 gizmo created and actually marketed “to eliminate the messy, time-consuming chore” of pouring you just the right amount of morning cereal. This gizmo releases a portion-controlled amount of your favorite breakfast cereal for you. Oh, didn’t you realize that pouring just the right amount of your morning cereal had become “a chore?” Or that using a smaller bowl might work as well?

Companies often do that; they see “needs” where none actually exist. Making matters worse, because many often have limited funds and experience, management ignores researching the “need” it believes it sees so it can focus its attention on growing a business that in reality needs a stronger foundation.

Dreams of success can quickly become nightmares, the result of not taking the time to move ahead one step at a time. A newborn doesn’t go from crawling
across a rug to running a marathon in one giant leap. Progress takes time, often requiring small, successive steps, plus the need to grow stronger along the way.

For the newborn, the process has remained the same since the beginning of time – crawl, walk run – with many unexpected tumbles along the way. The process is much the same for people starting or attempting to grow a company.

What should you look for in IT schools? Start with these five criteria, based on 2006 IT education trend predictions by the National Workforce Center for Emerging Technologies.

Educational podcasting
Podcasting delivers audio content on demand. The beauty of this emerging technology is that it allows you to save content digitally and replay it at your convenience, even when you’re not online.

When you’re researching IT schools, look for those that offer podcasts so you can listen to lectures, notes, and interviews wherever you go. Several well-known schools offer podcast series, including Duke University and Stanford University.

Hybrid IT education
Though many with IT degrees choose to work in IT companies, there is a growing need for these professionals in other disciplines. For instance, those with IT training are needed in the healthcare, government, insurance, and banking industries, to name a few.

Rather than viewing technology as an end in itself, you may need to focus more on the applications of IT and develop cross-disciplinary knowledge. Things to Do in Florida

Florida is one of the most fun places to go on vacation. I have been there twice - once on spring break in 1982 while attending college and once with my girlfriend in April, 2001. I have visited Miami, Ft. Lauderdale, Daytona, Orlando, and the Florida Keys.

The first time I went to Florida, I went to Miami and Ft. Lauderdale with my sister for spring break. We stayed with our great Aunt Millie and Uncle Fred in Miami. I don’t recall doing too much on that trip except sunbathing and going to a few local restaurants, but it was still lots of fun.

My second trip to Florida was by far the best. My girlfriend and I first went on a 4-day cruise to the Bahamas from Orlando. Then we spent a couple days in Orlando, visiting Walt Disney World, including the Epcot Center, which we loved. We had an excellent Norwegian buffet in the countries of the world section and watched interesting films on Canada and France.

We enjoyed swimming in Florida quite a bit. We spent a couple hours at Daytona Beach. We walked along the beach and swam a bit. The water was very warm and quite pleasant.

Our favorite place in Florida was Key West, where we stayed for three days. We did a lot of walking around the island, by all the beautiful old homes. We also toured Ernest Hemigway’s house.

We loved the food in Florida. We had plenty of exquisite seafood, including conch chowder, blackened fish, and oysters.

Importing and Chinese New Year

Have you utilized the purchase power of importing from China? If you have been a manufacturing supplier for long, you know that you can gain a tremendous edge by importing your parts or entire product lines from Asia. Controlling costs can always be a function of time. Once you find a good fit for a supplier you need to take the consideration of shipping time. Most times it takes about 3 weeks of ocean voyage to get your delivery, plus the time on the docks at both ends. There is another factor to consider and that factor is Chinese New Year.

This year Chinese New Year is on February 18th. Knowing when this holiday is in effect if very important for an importer. The New Year celebration is the most important holiday in Asia. It is also the longest and has a profound effect on shipping and delivery’s. Various people take weeks off of work to prepare for this holiday. This can slow things down immensely and getting your goods can be delayed if you are operating in this time frame. Companies try to get deliveries completed before the holiday so that they can close down for the festivities. If you are waiting on a delivery, this can be somewhat frustrating.

The celebration also has an effect here (USA) and in other countries as well. Some freight companies know the effects of the Chinese New Year and they know that things slow way down. These are powerful tools in regulating shipping prices. You could easily say that you will expect to pay more for freight and ocean charges during this time period. Why? Because, they can get away with it. If you have to have it, you will pay, and shippers know this. It’s not always the case, but it is common and a great thing to know.

So how do you get around this? Careful planning of deliveries and marketing schedules can reduce the cost of importing your goods. Try to time your marketing ads and inventory stock so that you have a high quantity of inventory during this period. Simply knowing this and planning around it can save you time and grief.

Good Form
If I may waive my technique flag for one minute I would advise you learn a few things about the Chinese New Year if you regularly do business in Asia. I find the Chinese very endearing to work with and they are most polite in their email exchanges. Wishing those warm greetings and enjoyment of family and friends during the holiday shows them that you understand their culture and value their business. This can go a long way in your networking and business relationships.

You call yourself a “Life Extension Specialist”, what is that exactly?

Not only does it constipate us, cause irritation because it is so acidic. 1 ounce of sodium chloride, which I refer to as synthetic salt, retains 1 pound of water in the human body!

2. Consume at 80% of fruits and veggies in your diet. Its absolute magic! The natural balance of minerals in fruits and veggies helps to flush old toxic acidic buildup from our tissues and make your skin buttery soft.

3. Eat healthy raw fats and avoid trans and cooked fats. You can tell when someone eats fried or trans fat foods. Those people that have deep pores or crater like pot marks in their facial skin.

4. Eat plenty of beta-carotene in dark leafy greens. My skin feels like when I was 20 years old. Super buttery soft! Even my feet are soft… Eat plenty of mineral rich dark greens!

5. Dry skin brush. Use a vegetable bristle brush. Takes 5 minutes 5-6x a week, first thing in the morning. Hundreds of my women clients say they no longer use moisturizer on their body after skin brushing only 1 week! And never use it again.

A TEST

Here is a great skin test to see if your skin is still youthful.

- Lay one hand flat on a table.
- With the other hand lightly pinch the skin and pull the skin straight up on the back of the hand lying flat.
- If your skin is not youthful it will slowly go back and look wrinkled. If your skin is youthful it will go right back like an elastic band.

Grant for Investing in Real Estate - An Overview

How would you like to obtain a grant for investing in real estate? You can, and it may be easier than you may think!

There are several types of grant for investing in real estate. Which ones you choose to apply for depend on the types of properties you are interested in purchasing.

If you are looking to purchase your first single family home, you may qualify for a grant from the federal government, or special financing from HUD (Department of Housing and Urban Development). In addition, many state and local governments have programs that allow you to apply for a grant for investing in real estate, and these may be used for buying your first home.

Another type of grant for investing in real estate is for those who prefer to invest in residential income property. This type of grant, which really isn’t a grant at all, supplements a portion of your tenant’s rent through a voucher system known as HUD’s “Section 8” program. Since the money is paid by the federal government directly into your bank account each month, getting a tenant in this program is just like getting a monthly grant from Uncle Sam!

A third type of grant for investing in real estate is for those who prefer investing in specific kinds of commercial property that meets special or unique needs. For instance, there are federal grants available for the construction of health care facilities and facilities that serve the needs of the handicapped or underprivileged.

Finally, you may be able to qualify for a grant for investing in real estate if you are a woman or a minority. The government has many different grant programs available for people in various groups who want to start or grow a business, and your real estate investing activities may qualify as a business.

To sum up, there are many reasons for the government to financially support the real estate investing efforts of individuals engaged in various types of investing. Your activities may fall within the parameters of some government program, allowing you to qualify for a grant for investing in real estate. It may pay to do a little investigating to find out what programs, if any, you may qualify for.
